Once you have gotten this far, you have already decided some action is needed to remove your swimming pool. The best place to start is deciding what your long term plans are for the yard and your life. Budget is important but getting the project done properly will get a lot more return on your investment when the work is complete as well as when you go to sell.
If you are intending to sell or just don't want to spend a lot, burying a pool might be your best option but having to disclose the buried pool might limit your potential buyers. There is a smaller number of potential buyers willing to purchase a home that has a pool with the likelihood of needing to sink several thousands of dollars in repairs and maintenance.
If you can not afford to do the demo/removal properly, it is sometimes better to wait until you can afford it or let the next owner deal with it properly. Going with the lowest bid can come back to haunt you. Remember, you get what you pay for.
Typically referred to as partial pool removal but the correct term for this process is called "abandonment in place." The breaking down and filling up of a swimming pool in which all the concrete is buried in place and the pool is far from partially removed. While all the concrete is buried, the only thing that is removed is your future ability to utilize that portion of your property.
Why not? Simple right? Sounds great to just throw some dirt over and go. This is sometimes the case but not always. Do not be misled by the simplicity of the guy standing in front of you urging you to spend $5-10,000 to bury the rubble in your yard. There are long term real estate liabilities when doing that. The abandonment of the area on your land can have long term implications when you are getting ready to sell or if ever you need to update your septic system. There are also settlement issues that can arise with the amount of concrete to dirt ratio.
Often a homeowner will decide that it is best to bury a pool with out even considering how much the full removal will cost and sometimes, it is not that much more. We get countless calls for homeowners having issues from previous work that was done by other contractors who sold them on burying the debris and are having drainage issues or concrete is surfacing. Unfortunately, the cost to come in after and haul out a pool is so much more. There is an old wise saying, "do it once and do it right".
In most cases burying your in-ground swimming pool is the best solution though. The next step is to have us come out for a free estimate and go over all the options to make the best plan of action.
"How much does it cost to get rid of all that concrete? "
It is not as expensive as you might think. The average increase in cost is a lot less than you would imagine. The work that is involved is tedious but when done gives a much better finished product. Lots of work. Yes, but doing it thoroughly is the best option when the budget can afford it. Proper compaction is a lot easier to work out and long term drainage issues are not as likely as when the concrete is left in the hole.
The complete aspect of this direction is noticeable when your home is listed for sale. Selling a home with a pool is not easy. Selling it with one buried in the backyard is not that much better.
Don't worry, these are usually pretty easy. The decking is not as complicated to haul or bury and you can usually expect these jobs to be done in 2 days. On these jobs, the cost of full removal is slightly higher than abandonment and these types of swimming pool removal projects are much cheaper than ingrounf gunite swimming pool removal projects.
During every job, all appropriate permits are pulled. All swimming pool equipment including heaters are removed. We have electricians to disconnect wires from the breaker box or make modifications to outdoor electrical panels to make them usable in the future.
All projects have seed and straw spread when we are finished. This protects the environment and is required in most cases. Protection of the environment is our priority here so we will be installing erosion control devices when and where applicable.
Confidence.
When taking on any large project, there is always anxiety. We work very closely with our clients to remove any fear or feeling of being left on a project forever. We do not jump from project to project. We do not sub our work out to the cheapest bidder. All our employees are trained and very approachable if there are any questions along the way. All work is done with appropriate permits and inspections are always our responsibility to get called in.
Budgeting.
It is important to budget $6-10,000 on average. The vinyl liner pools usually cost starting around $6,000 but the concrete pools can vary and some projects will go way over $10,000 when it is all done. It is important to understand what all goes into the removal of your in-ground pool. While some companies try to sell you on limited demolition of the top of the pool, they are not actually doing you any favors. This is big profits for them but long term problems for you.
